Sales Fee: (minimum £750.00)

  • £0 - £200,000: 1.00%

  • £200,000 - £250,000: 0.90%

  • £250,001 - £300,000: 0.80%

  • £300,001 - £400,000: 0.70%

  • £400,000+: 0.60%

No minimum listing contracts.
 

RESIDENTIAL LETTINGS

Tenant Find Service:

£299.00 (discounted from £450.00)
A one-off fee from the first month's rental.

 

Tenant Find & Full Management Service:

  • 10% of any rent received (minimum fee £45.00)

  • Plus a one-off administration fee of £180.00, deducted from the first month’s rent for the tenant find service.
     

Exclusive Portfolio Management Service:

Price on Application (POA)
 

Rent Collection Service:

  • 4% of any rent collected (minimum fee £20.00 per rent collection)
     

Optional Comprehensive Tenant Screening:

  • £15.00 per tenant screening
    A comprehensive screening is conducted for every approved tenant through the Canopy portal. This fee applies regardless of the outcome, whether unsatisfactory or incomplete.

Pay-As-You-Go Landlord Services

Standalone services for landlords who do not require full management but need assistance with specific tasks.

Move-In Service Only:

£150.00
Includes:

  • Preparing the Standard Occupation Contract (signed online)

  • Notifying the Council Tax department, gas and electricity providers, and Landlord Tap

  • Protecting the deposit

Note: The property must be licensed and meet all legal rental requirements.
 

Move-Out Service Only:

£150.00
Includes:

  • Meeting with the current tenant to collect keys

  • Reviewing the inventory (if available)

  • Taking photos of the property's condition

  • Informing the current providers, Council Tax department, and Landlord Tap
     

Written Inventory with Photos and Video:

£110.00
 

Processing Fee:

£15.00
A flat fee charged for administrative services such as refunding or transferring payments to landlords, vendors, tenants, or contractors when no management responsibilities are undertaken.

Example: A tenant pays their rent to Silver Oak Property instead of directly to the landlord.
 

Letters and Notices:

£100.00 per letter
Includes first-class signed-for postage with Royal Mail.

Examples of letters or notices:

  • Market appraisal letters

  • Rent arrears letters

  • Change in rent notice

  • Possession notice for serious rent arrears

  • Abandonment notices

Additional Costs

Withdrawal or Termination of Management Services: The equivalent of one month’s rent.

Vacant Property Visits for Insurance Purposes: £50.00 per visit

Other Services/Charges: £50.00 (per 30 minutes or visit)
